Clearwater is not one housing type, and the plumbing follows the map.
The inland core. Skycrest, Morningside, Sunset Point and the streets around downtown are largely 1950s to 1970s slab homes. Supply lines run under the concrete, which is why so many calls here start as a warm floor, a running water sound, or a water bill that climbed with no explanation. Some of these houses still have galvanized steel somewhere in the system, which shows up as pressure that has faded over the years and discoloured water on first draw.
Countryside and the north end. Built mostly through the late 1970s and 1980s, which puts them squarely in the polybutylene window. Grey plastic supply line, common in Florida homes of that era, and a known problem both for leaks and for insurance. If your house is from that period it is worth knowing what you have before it tells you.
Island Estates and the water. Waterfront property adds salt air to everything. Exposed fittings, hose bibbs, exterior valves and water heater connections corrode faster here than they do a few miles inland, and irrigation and pool equipment take the same beating.
